An umbrella phrase has 100+ daily searches in WordTracker, and less than 30,000 phrase-matched competing pages (phrase match means you search on google with quote marks around the phrase in the search box (”sausage making” NOT sausage making) [note: use the new Wordtracker Gtrends tool]

Then a video on checking out you niche in Google. Notice if there are many affiliate programs in the organic results on the left. Look at the Adwords (top & right) to see who is advertising, and how many of them are affiliates.
